There is a boundary that encompasses everything that “belongs” to or is inside The Villages. That boundary is referred to as the “Yellow Line” and has some significant implications and financial ramifications for businesses and homeowners inside that yellow line. The primary financial consideration is that properties inside the yellow line typically include a substantial CDD (Community Development District) fee, an HOA fee and an Amenities Fee. Most homes outside the yellow line will only have HOA fees that are considerably less than inside the yellow line. In addition, there are limitations to the access to the amenities in The Villages for those outside the yellow line and those homeowners outside the line cannot participate in The Villages Health program. This is just a brief overview of the "Yellow Line" and how it may impact a home buying decision. Naturally, this would be something to examine in depth as you progress with your home search.
